Minimum 12 month lease. Renter is responsible for all utilities. $250 pet deposit for the first pet, additional $25 per additional pet. Renters Insurance: Tenants are required to maintain a renters insurance policy with a minimum of $100,000 in personal liability coverage for the duration of the lease. Proof of coverage must be provided prior to move-in. Eligibility Requirements To be considered for residency, all applicants must meet the following minimum standards: Income Verification: Applicants must provide two months of recent pay stubs. Credit History: A credit report will be obtained for all applicants. We look for no active bankruptcies or unpaid utility collections. Rental History: A minimum of two (2) years of verifiable rental history from a non-relative is required. Applicants with no rental history or less than two years may be approved with a qualified Cosigner or an additional security deposit equal to [e.g., one month's rent], provided all other criteria (credit/income) are met. Evidence of a prior eviction or a "broken lease" within the last 7 years is grounds for immediate denial, regardless of a cosigner. Criminal History: A background check will be conducted. Applications may be denied for certain felony or misdemeanor convictions, particularly those involving violence, theft, or illegal substances, subject to federal and state fair housing laws. Grounds for Denial You may be denied residency if you: Provide false, inaccurate, or incomplete information on the application. Fail to meet any of the specific criteria listed above. Have a history of disruptive behavior or non-compliance in previous rentals.
