LEASE TERMS & CONDITIONS : LEASE DURATION: 12-month minimum RENT & PAYMENT Rent is due on the 1st of every month. A 5-day grace period applies. A $100 late fee will be charged after the 5th. A $50 fee applies to returned/NSF checks. SECURITY DEPOSIT Equal to one month's rent, due at lease signing. Returned within 21 days of move-out with an itemized statement of any deductions. UTILITIES Tenant is responsible for all utilities including water, gas, electricity, internet, and trash. LAWN MAINTENANCE Negotiable details will be specified in the lease addendum. SMOKING POLICY No smoking, vaping, or tobacco/cannabis use permitted inside the property at any time. PET POLICY Pets allowed with prior written approval. Aggressive breeds not permitted. All pets must be house-trained and up-to-date on vaccinations. A pet deposit/fee may apply. LEASE BREAK & EARLY TERMINATION Early termination requires written notice and a lease break fee equal to one month's rent, unless otherwise negotiated. Tenant remains responsible for rent until the unit is re-rented or the lease term ends. PROPERTY DAMAGE Move-in and move-out inspections will be conducted with photos.
