Lease terms

No smoking allowed inside the property unless discussion had with rental company. Monthly rent is $2,500. Security deposit is $2,500, due at lease signing. Lease will be managed and signed through Zillow Leasing Tools. All utilities are included in the monthly rent (electricity, gas, water, trash, landscaping, and WiFi). Furniture is included. Any request to change furniture must be discussed and agreed upon with the landlord in advance. Animals are allowed with prior written approval from the rental company. An additional pet deposit may apply depending on the animal and situation. Background and credit checks are required through Zillow. Tenant must obtain and maintain renters insurance with liability coverage for the duration of the lease and provide proof prior to move-in. Late rent payments will incur a $75 late fee after a 5-day grace period. Returned payments are subject to a $35 fee. Tenant agrees to report any damage, repairs, or maintenance needs immediately. Any damages beyond normal wear and tear will be deducted from the security deposit. No subletting or Airbnb-style rentals allowed without written consent from the landlord. Landscaping and routine maintenance included. We are committed to responding to issues within 48 hours. Tenant must follow all local, city, and county housing laws and treat neighbors with respect. Violations of any lease terms, disruptive behavior, or illegal activity will be grounds for lease termination with notice as required by law. Property must be left clean and in good condition upon move-out to receive full deposit back.

The property is near the University of Maryland, restaurants, grocery stores, Lake Artemesia, walking and biking trails, and both the College Park and Greenbelt Metro stations. Despite being close to many attractions and major routes, the home sits in a quieter residential area with limited through traffic. Please note that a respectful, long-term tenant resides in the basement and has lived at the property for many years.
