Lease terms

Lease Terms: One-year lease required. After the initial term, the lease converts to month-to-month. Rent & Move-In: First and last month's rent due at signing. Security deposit required (amount to be specified). Utilities: Owner pays for natural gas and trash. Tenant is responsible for electricity and water. Occupancy: Maximum occupancy of 3 residents. Pets: Up to 2 pets allowed with additional deposits (amount to be specified). Breed/size restrictions may apply. Smoking: No smoking allowed on the premises. Yard Maintenance: Tenant is responsible for maintaining their private backyard area in a clean and safe condition. Guests: Guests may not stay more than 7 consecutive days or more than 7 total days per month without prior written approval from the landlord. Subletting: No subletting or assignment of the lease without prior written consent from the landlord. Termination: After the initial lease term, either party may terminate the agreement with 30 days' written notice. Early Termination: Tenant may terminate the lease early with at least 30 days' written notice. Tenant is responsible for rent until the end of the lease term or until the unit is re-rented, whichever occurs first. Landlord will make reasonable efforts to re-rent the unit. A lease break fee equal to one month's rent will apply.
