Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, providing inaccurate information, or information learned upon contacting previous landlords my influence Landlord's decision to lease the Property to you. 3. Current Income: Landlord will ask you to verify your income. Depending upon the rental amount being asked for the Property, your income along with the ability to verify the stated income, may influence the Landlord's decision to lease the Property to you. Your income must be 3x- times the rent (the property you are applying for). You will need to provide the two most recent pay stubs for verification. It is recommended if you are military the rental amount should not exceed your BAH allowance. 4. Credit History: Landlord will obtain a credit report, to verify your credit history. Landlord's decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified. Credit reports indicating evictions, poor rental history unpaid accounts, or more unsatisfactory accounts will result in disapproval of the rental application. Credit scores are not the sole factor obtained or used for qualifying. 5. Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or providing information that is unverifiable will be considered by Landlord when making the decision to lease the property to you. 6. Insurance: Owner's insurance does not cover the loss of or damage to your personal property. Renter's Insurance is required. Renter's insurance does not cover losses due to a flood. 7. Other: Valid government issued photo ID is required. No EXCEPTION. Driver's License, State ID Card, OR Military ID (Both if APPLICABLE) $50.00 Application Fee for each adult 18 years+ that will reside in home. Deposit, application fee, and prorated rent MUST be paid CERTIFIED funds (i.e., money order or cashier check ONLY 8. Roommates: must qualify individually for properties (Only ONE roommate per property will be allowed). We do not combine incomes to meet income requirements for roommates. Separate deposits will be required for roommates (NO EXCEPTION). Roommates are approved by our owners. Each case may be different. 9. Pets: Pets are only allowed on certain properties and at our discretion. Pet fee is required, before the pet is brought to the property, $500.00(non-refundable) per pet fee (Maximum two pets (IF approve my owner). The following doges are prohibited: Rottweiler, Staffordshire Terrier/Pitbull Doberman Pinscher, Chow, German Shepherd, Bull Mastiff, Great Dane, Saint Bernard, Husky, Alaskan Malamute, Akita, and mixes of these breeds are also restricted. Management reserves the right to refuse any pet at our DISCRETION.
