Lease terms
Tenant pays all utilities including water, gas, electric, trash and internet. Tenants are responsible to maintain yard, including keeping lawn cut and bushes trimmed, keeping property in a clean and sanitary condition, and are prohibited from storing junk or debris in the yard. Absolutely no pets, and no smoking/vaping. Minimum credit score considered is 700. Section 8 Housing Vouchers are not accepted. Thorough background check will include employment verification, rental history, criminal history, and credit history. New tenants must show that their monthly income is AT LEAST 3X the monthly rent, or $6,900 monthly household income. Security deposit of $2,250 and first month's rent due at lease signing. Additional security deposit of $2,250 may be paid at lease signing OR may be paid in 12 equal installments due with each month's rent during the first 12 months of the lease. Security deposit is fully refundable at lease termination. Tenant shall obtain and maintain renter insurance throughout the lease term with personal liability coverage of not less than $300,000.
