Deposit equal to one month's rent required to sign lease. Lease is a twelve month lease; after twelve months, it is month by month. Utilities are electric and gas, both the responsibility of the tenant. Gas is a propane tank that operates the stove and gas fireplace, and it is filled at the discretion of the tenant. City bills water, sewer, and garbage quarterly, and this bill is the responsibility of the tenant. Owner maintains the front and side yard landscaping (mowing, pruning, snow removal, etc.) at no extra fee. Tenant maintains fenced in backyard by mowing. Housebroken pets accepted with additional pet deposit. No smoking indoors. City does not allow on street parking; vehicles must be parked in driveway. City code only allows two unrelated tenants per lease.
