Lease terms

Lease Term: The initial lease term is 12 months. After the initial lease term, the tenancy may continue on a month-to-month basis upon mutual agreement of both the landlord and tenant. Move-Out Notice: A minimum of 30 days' written notice is required before moving out or terminating a month-to-month tenancy. Security Deposit: A security deposit equal to one month's rent ($3,280) is due at lease signing. The deposit will be refunded after move-out, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, cleaning costs, or other charges permitted under Washington law. Pets: Up to 3 pets (dogs and/or cats) are allowed with landlord approval. No pet deposit or monthly pet rent is required. Tenants are responsible for any pet-related damage beyond normal wear and tear. Utilities: Tenants are responsible for all utilities, including electricity, natural gas, water, sewer, garbage, internet, and any additional services they choose. Lawn Care: Professional lawn care is provided by the landlord at no additional cost. Smoking Policy: No smoking or vaping is permitted inside the home or garage. Any smoking outdoors must be conducted responsibly, and all cigarette waste must be properly disposed of. Renter's Insurance: Renter's insurance is required throughout the lease term. Property Condition: The home must be returned in clean condition, free of excessive damage beyond normal wear and tear, to receive a full security deposit refund. Rent Payment: Monthly rent is due on the 1st day of each month. Late fees may apply as permitted by Washington law. Occupancy: Only approved occupants listed on the lease may reside at the property. Maintenance: Tenants are responsible for keeping the property clean and in good condition and for promptly reporting any maintenance or repair issues to the landlord.
