Rental Requirements: Rent: $2,395/month Security Deposit: $2,395 Property Available: September 6 Gross monthly income must be at least 3x the monthly rent ($7,185+/month) Credit report required through Zillow -Minimum credit score of 680 Background check required for all applicants 18 years and older through Zillow Two references required Minimum 12-month lease Move-In Costs First month's rent: $2,395 (or prorated amount, if applicable) Dog deposit: $200 (if applicable) Security deposit and first month's rent are due upon signing the lease agreement. Tenant Responsibilities: Tenant is responsible for all utilities, including: Gas Water Electricity Tenant is responsible for maintaining the front and backyard, including: Pulling weeds Trimming trees and bushes General yard upkeep Property Policies No smoking, vaping, marijuana use, or tobacco products permitted anywhere on the property. Small dogs only, up to 20 pounds, subject to landlord approval and applicable pet deposit. Maximum of three (3) vehicles permitted at the property. Property may not be used as an Airbnb, short-term rental, vacation rental, or otherwise subleased to the public. Tenant must comply with all HOA rules, regulations, and community standards associated with the property. Compliance with HOA requirements is a condition of the lease, and any HOA violations may be considered a violation of the lease agreement.
