Lease terms

Lease Terms Minimum 12-month lease. Monthly rent is due on the 1st of each month. Security deposit equal to one month's rent is required before move-in. First month's rent and security deposit are due at lease signing. Tenant is responsible for electricity, gas (if applicable), internet/cable, lawn maintenance, and any other utilities not specifically provided by the owner. Owner is responsible for property taxes and homeowners insurance. No smoking or vaping inside the home. Renters insurance is required and must be maintained throughout the lease term. Pets may be considered on a case-by-case basis with prior written approval. Additional pet deposit and/or monthly pet rent may apply. Breed and size restrictions may apply. Applicants must complete a background check, credit screening, income verification, and rental history review. Household gross income should generally be at least three times the monthly rent. No prior evictions or unpaid landlord judgments. Maximum occupancy is limited in accordance with local housing regulations. Tenant agrees to maintain the property in a clean and sanitary condition and promptly report maintenance issues. Alterations to the property require written landlord approval. Unauthorized occupants, subleasing, or short-term rentals (including Airbnb/VRBO) are prohibited.
