Lease terms

Payment is due no later than the first of each month. Late rent will be assessed a fee. Renter responsible for Electric and Gas bills and snow removal. Proof of renter's insurance, references,background and credit check required. No smoking-on premises. Absolutely no weapons on premises. No alterations to property without written permission. Any damage to property or aherence to this agreement will result in eviction and loss of deposit. Renter is required to maintain house in clean condition and at end of lease left in same condition as current state. Owner has right to inspect property condition periodically at reasonable hours. Renters must replace furnace filter monthly at owners expense-filters will be provided. Notice of cancellation of lease: 60 days notice from either party (owner or tenant) is required to terminate lease agreement with no penalty.
