Lease terms

The first month's rent and the security deposit are due at the time of lease signing. Possession of the property will not be granted until both payments have been received. Tenant is responsible for all utilities, including electricity, gas (if applicable), water, sewer, trash, internet, and any other services connected to the property. Tenant is responsible for all lawn maintenance, including mowing, edging, trimming, weed control, and general upkeep of the yard. No smoking is permitted anywhere inside the residence, garage, or on the property. No pets are permitted on the premises. Tenant agrees to keep the property clean and in good condition and to promptly report any maintenance issues to the landlord. Any damage beyond normal wear and tear will be the tenant's responsibility. Failure to comply with these lease terms may constitute a breach of the lease agreement and may result in fees or termination of the tenancy in accordance with applicable law.
