About the building

A lovingly kept 1920s Craftsman a half-mile from Strong Memorial Hospital, University of Rochester Medical Center, School of Medicine and Dentistry,… and River Campus. The ground floor is fully furnished and move-in ready, and full of period character you won't find in a standard rental near the hospital. The house keeps its original 1920s details: gumwood trim, hardwood floors, built-in bookshelves (with many antique books, local guides, and first-editions), and the woodwork and proportions of a true Craftsman. Three bedrooms and two full baths across two stories, roughly 1,300 sq ft, plus a partially finished basement that works well for storage, a home gym, or extra work space. A sunroom/den off the living room makes an excellent home office: a quiet, light-filled spot for reading, writing, or remote work. Out back, a fully fenced yard with a patio, shaded by a mature ash tree (among the largest in the city), a rarity in the Northeast, where most have been lost to the emerald ash borer, and one we've kept healthy through ongoing treatment. It comes furnished throughout living room, dining room, sunroom, and kitchen are outfitted with a range of period and faux-period furniture in keeping with the home's Craftsman character, along with books and decor. One queen bed is included; beyond that, I keep a selection of additional bedroom furniture that incoming tenants are welcome to walk through and choose from, so you can set the bedrooms up the way you need. I had the entire interior painted in July 2026. Location is the other draw: an easy walk or quick ride to Strong/URMC, the medical school, and College Town, with Highland Park and historic Mount Hope Cemetery (Rochester's arboretum and the Lilac Festival grounds) right nearby for running and weekend walks.
