Lease terms

Thank you for your interest in our South Portland rental! To ensure a smooth process for everyone, we use the following standard screening criteria and lease terms for all applicants: Income: Total gross household income must be at least 3x the monthly rent ($6,450.00/month). Applicants must provide verifiable proof of income (e.g., 2 recent pay stubs, W-2, or tax returns). Credit Score: A minimum credit score of 640 is required, with a clean payment history and no active collections. Background Check: A comprehensive credit and background check will be processed for every adult applicant (18+) via Zillow. Rental History: No history of evictions or unpaid judgements from previous landlords. Positive references are highly preferred. Pet Policy: This is a strictly no-pets property. Smoking Policy: This is a 100% smoke-free property. Smoking of any kind is strictly prohibited inside and on the premises. Utilities Included: Cold and hot water are included in the monthly rent. All other utilities are the responsibility of the tenant. Note: Screening fees are paid directly to Zillow by the applicant for their background check bundle. In accordance with Maine state law, applicants are entitled to a copy of their screening results upon request. Two max occupants. Owner pays for water and for winter plowing in parking spaces. Renter is responsible for gas (heating) and electric. Renter is responsible for upkeep of small yard. 1 year lease.
