Lease terms

Prefer 2 years for the lease. Tenant is responsible for utilities and mowing the lawn. Touring can begin Mid July. CO2 detectors as required by law and code. Tenant shall be responsible for advising Landlord if and when batteries on smoke and CO2 detectors need changing. RESPONSIBILITIES OF TENANT. Tenant shall: * Keep garbage, trash, waste, and debris in proper containers and dispose of same at least weekly. Keep garbage sealed in plastic bags in garbage pails until trash day. * Allow landlord to change furnace filter every three months. * Be responsible for the cost of repair of glass, screens, doors, or any other damage as a result of accident, negligence, or any other reason by Tenant or invitee of Tenant. * Inform Landlord when there is a need for pest/insect control. * Be responsible for all costs of repairs to bath tub/shower enclosures, tile, walls and floors if grout or caulk is not intact and properly sealed so as to prevent water penetration behind such seals when such condition was not reported in writing by text or email to landlord before greater damage occurred. * Be responsible for all costs of repairs to garbage disposal, toilets, or drains if caused by rags, excessive paper, grease, glass, metal, plastic, etc., or any accident or neglect of Tenant or Tenant's visitors. * Be responsible to immediately notify Landlord, in writing, of any repairs needed that, especially if left unattended, would result in damage to the residence or appliances. * Shall maintain compliance with the use of the fireplace and maintain wood at least 6" off the ground out of the house. * Shall, upon vacating, remove all personal property and debris, and clean the property thoroughly or pay the cost of removing debris. It is further understood and acknowledged that Tenant: * Shall keep NO pets on the property and shall not smoke or allow smoking in the house. * Shall not paint, or install or remove wallpaper, or otherwise alter the residence in any manner without prior written consent of Landlord. * Shall not alter, replace or add door or window locks without permission of landlord and shall return all keys to landlord upon termination of this lease and provide keys for any new locks. * Shall not park or allow guests or employees to park anywhere on the property except in regular spaces provided for vehicle parking in the garage. * Shall not block the mailbox - allowing easy access of deliveries by mail truck to mailboxes in the vicinity. * Shall not park or store any recreational vehicle, trailer, or commercial vehicle with outer advertising on the property due to city ordinances. * Shall not park commercially labeled or commercial vehicles on the street or in the driveway, as this violates subdivision requirements. * Shall not store flammables or hazardous chemicals. * Shall refrain from activities of any kind that would interfere with any neighbors peaceful enjoyment of their property. * Shall maintain the garage in a neat and orderly manner, without causing a fire hazard. * Shall comply with any applicable subdivision rules and regulations. * Shall maintain garbage cans so as not to be visible from the street except on trash days. * Shall pay all attorneys' fees, expenses and court costs in the event any collection action or legal proceedings are instituted by Landlord for non-payment of rent, damages, or any. * Shall not assign this lease or sublease or rent any portion of this Property. * Shall keep Landlord informed at all times of Tenant's current employer, nearest relative, and Tenant's resident and employment phone numbers, listed or unlisted. * Tenant shall not possess or keep any firearms at the Property without Landlord's consent. Written Consent may be provided to those who have a proper permit/license and a compliant storage method. * Tenant may not add a security system without consent of landlord and providing the codes. ILLEGAL DRUG & SMOKING WARNING. Illegal drug trafficking, use of illegal drugs, or other illegal activity on the premises is a violation of law and this lease, subjecting Tenant to immediate termination of this lease and subject to all applicable penalties. In the event Tenant or any member of Tenant's family or any of Tenant's guests, invitees, agents, or employees use or are involved in the use of the distribution of illegal drugs while in Landlord's property, such use or involvement shall be just cause to terminate the lease and evict Tenant. In addition, smoking of any substance, drug, or tobacco is expressly prohibited.
