Lease terms

Renter is responsible for setting up an account for water and sewer through CRUD (Cape Royale Utility District) and electricity through SHECO. Tenant is responsible for maintaining the yard and keeping the outside of the house and yard in a clean manor. This is a non-smoking house. The $400 pet deposit is per pet. I start with a six-month lease, and then it's followed with a month to month. I do require all applicants to fill out and submit a Zillow application through this listing.

Cape Royale is a gated lake front community om Lake Livingston. Its about 30 minutes to Livingston, 40 minutes to Willis and 50 minutes to Huntsville. This house does have a water view and is within walking distance of the marina. I'm flexible on setting up tours that work for both parties. This house is a well insulated 2/2 with two off street parking spaces plus a parking space for a golf cart if needed. Both bedrooms are good size. The entire house has been completely remodeled inside and out. It's also been freshly painted inside and out. New flooring throughout. It has two outside decks. The side deck is covered, and the front deck is open with a pergola. The master bedroom and bathroom is downstairs. There is a kids' loft bedroom upstairs with its own separate bathroom. W/D are included and set up in the utility room. This house has a new central AC unit which was recently installed. It's pet friendly for cats or a small dog. (Limit 1) It's a non-smoking house. It starts with a six-month lease and then goes month to month. Current tenants have been in it approx. 3 years and are relocating for a new job. It is available for a showing but I'll need to coordinate with the current tenants schedule prior to their move out on July 10th. If tenants are home I'm sure they'd be glad to answer any questions about the house, the community or the landlord. Prior to leasing this property, I do require all prospective tenants to submit a Zillow application which is attached to this rental ad.
