LEASE TERMS AND CONDITIONS 1. LEASE TERM The term of this Lease Agreement shall be for a period of one (1) year. 2. MOVE-IN FEES AND PAYMENTS Prior to taking possession of the premises and receiving keys, the Tenant must pay the following amounts in certified funds (cashier's check, money order, or cleared electronic transfer): First Month's Rent: $2,150.00 due upon lease signing. Security Deposit: $2,150.00, equal to one month's rent due upon lease signing. Total move-in funds required: $4,300.00. 3. UTILITIES AND SERVICES Owner's Responsibility: The Owner shall be responsible for and pay all charges associated with the following essential utilities and services: Heat, Hot Water, Electricity, Sewer, Cable TV, and Internet. Tenant's Responsibility: The Tenant shall be solely responsible for the cost, delivery, and maintenance of the Propane gas supply required to operate the kitchen oven. 4. PET POLICY Strictly no pets of any kind are allowed on or about the premises without the prior written consent of the Owner. 5. SMOKING POLICY This is a 100% smoke-free property. Smoking of any substance including but not limited to tobacco, marijuana, and electronic cigarettes (vaping) is strictly prohibited anywhere inside the rental unit or on the immediate premises.
