Lease terms

12-month lease preferred. Rent is $3,000 per month, due on the 1st of each month. First month's rent and a $3,000 security deposit are due before move-in. No application fee will be charged. All adult occupants must complete an application and be named on the lease. Tenant is responsible for electricity, heat/fuel, internet/cable, trash/recycling, lawn care, snow removal, and ordinary day-to-day upkeep unless otherwise agreed in writing. Landlord remains responsible for habitability, code-required repairs, and major systems as required by Vermont law. Property is for residential use only. No smoking or vaping inside the home, garage, basement, or enclosed areas. Pets considered with prior written approval and a pet addendum; assistance animals will be handled in accordance with fair-housing law. Tenant must keep the property clean and sanitary, promptly report repair issues, prevent damage, and may not alter, paint, renovate, change locks, disable smoke/CO detectors, sublease, or operate a business from the property without prior written approval. Parking is limited to registered, insured, operable vehicles in designated driveway/parking areas. Trailers, campers, boats, commercial vehicles, equipment, or unregistered/inoperable vehicles require prior written approval. Landlord access will comply with Vermont law, including tenant consent or at least 48 hours' notice between 9:00 a.m. and 9:00 p.m. for inspections, repairs, services, showings, or contractors, except in emergencies. Security deposit will be handled in accordance with Vermont law, including itemized deductions and timely return after move-out. Final rental approval is subject to completed application, income verification, rental history, references, and execution of a written Vermont residential lease.
