Lease terms

Rent * Monthly rent shall be $________ due on the ___ day of each month. * Rent is considered late after the ___ day of the month and may be subject to applicable late fees as permitted by law. Security Deposit * Tenant shall pay a security deposit of $1300 prior to move-in. * The security deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lease violations. Utilities * Tenant is responsible for all utilities associated with the property, including but not limited to: * Electric * Gas * Water/Sewer (if applicable) * Trash Service (if applicable) * Internet/Cable Services Smoking Policy * Smoking is strictly prohibited inside the dwelling unit, attached garage, and any common areas of the property. * This includes cigarettes, cigars, vaping devices, marijuana, and any other smoking products. * Any damage, cleaning, or remediation costs resulting from smoking shall be the responsibility of the tenant. Pet Policy * Pets are permitted only with landlord approval. * A non-refundable pet deposit of $250 per pet is required prior to move-in. * An additional $50 monthly pet fee per pet shall be added to the monthly rent. * Tenant is responsible for any damage caused by pets and must ensure pets do not create disturbances, excessive noise, or safety concerns. * Aggressive animals or animals deemed dangerous by local ordinances are prohibited. Maintenance & Property Care * Tenant agrees to keep the premises clean, sanitary, and in good condition. * Tenant shall promptly report maintenance issues or repairs needed. * Tenant shall be responsible for damages caused by negligence, misuse, or abuse by tenant, occupants, or guests. Occupancy * Only individuals listed on the lease agreement may occupy the property. * Any additional occupants must receive written approval from the landlord. Yard & Common Areas * Tenant agrees to keep any assigned outdoor areas clean and free of debris. * Shared backyard areas must be used respectfully and kept free from personal items when not in use. Rental insurance mandatory Parking * Tenant shall have use of the attached garage and designated parking areas. * Vehicles must be operational, properly licensed, and may not be stored on the property without landlord approval. Lease Violations * Failure to comply with any lease terms may constitute a breach of the lease and may result in fees, termination of tenancy, or eviction proceedings as permitted by Indiana law.
