Available now, this one year lease of $1995.00/month for the 1st 6months and the $1495.00 for the 2nd 6 months, includes utilities of electric, water, gas, and internet. Appliances include a microwave, range, refrigerator and washer/dryer access. There is also a private driveway with parking for a maximum of two vehicles. Maintenance of the lawn, landscaping, and general upkeep of the property is also included. A refundable security deposit of $1995.00 plus first month's rent is required as well as a background check, credit check, and proof of income of at least three times the rental amount. Monthly Rent Due Date: due on the 1st of each month. The deposit will be returned at the end of the lease, pending any damages or unpaid balances. Late payment fee of $50 if rent is not received by the 5th of the month. A maximum of two pets are allowed with additional security deposit and must remain leashed at all times. Children must be accompanied at all times. A maximum of 4 occupants are allowed, all adults are required to be listed on the lease. A credit score minimum of 650, proof of income for 3x rent (minimum of $5,835/mo or $70,000.00/yr) and background check for all adult occupants is also required. Subletting or commercial use of the property is prohibited as well as no smoking inside the property. No boats, campers, trailers, or unregistered vehicles are allowed into the community. Additional amenities include: gated entry, clubhouse, outdoor recreation areas, dog park, outdoor fire pits, and nearby access to Lake Burton.
