Lease terms

Monthly Rent $1,750 per month, due on the 1st of each month. A grace period of 3 days is provided. A late fee of $75 will be assessed on the 4th day if rent is not received. Security Deposit $1,750 (one month's rent) due at signing, in addition to first month's rent. Deposit is refundable within 15 days of move-out, less any deductions for damages beyond normal wear and tear. Income & Credit Requirements Minimum gross monthly income: $4375/month ($52500/year) Minimum credit score: 650+ No prior evictions Employment or income verification required Utilities Tenant is responsible for all utilities including electric, water, and internet. Tenant must transfer all applicable accounts into their name prior to move-in. Pets One (1) small pet permitted (under 25 lbs). A non-refundable pet fee of $300 is required at signing. Tenant is responsible for any and all pet-related damages. No aggressive breeds permitted. Smoking Policy Smoking is strictly prohibited inside the unit and on the balcony. Smoking is permitted outside the building in designated areas only. Maintenance & Care Tenant agrees to maintain the unit in clean and habitable condition. Any damage beyond normal wear and tear will be deducted from the security deposit. Tenant must report any maintenance issues promptly. HOA Rules Tenant agrees to abide by all Summer Key Condominium HOA rules and regulations. Any HOA fines resulting from tenant violations will be the tenant's responsibility. Early Termination Early termination requires 60 days written notice and a fee equal to two (2) months rent ($3,500).
