LEASE TERMS & PROPERTY EXPECTATIONS 12-month lease term preferred. Security deposit required. Credit, background, income, and rental history screening required. All applicants age 18 and older must complete an application and screening. Applicants must provide proof of income, identification, and rental history information. Positive rental history and favorable landlord and workplace references required. Current and previous landlord/workplace references may be contacted as part of the screening process. Applicants should demonstrate a history of timely rent payments, compliance with lease terms, and proper care of rental properties. Tenant responsible for all utilities. Tenant responsible for routine yard maintenance, including mowing, watering, weeding, pruning, and seasonal cleanup. Property includes mature fruit trees and garden boxes. Tenants are expected to maintain these features and keep outdoor areas in healthy condition throughout the lease term. Small pets may be considered with landlord approval which requires an additional deposit and monthly pet fee. No smoking or vaping inside the home. No subleasing, short-term rentals, or business use of the property without prior written approval. Renters insurance required. We are seeking tenants who are looking for a long-term home and who will take pride in caring for both the home and outdoor spaces.
