Lease Terms Lease Term: 12-month lease Monthly Rent: $3,700 Due at Signing: First month's rent and a security deposit of $3,700 (with non refundable move in fee $250) Utilities & Fees Included in Rent: * Electricity (Landlord covers electricity; excessive usage may result in additional charges. Usage limits and billing details to be defined in Utilities Addendum) * Annual HOA dues Tenant Responsibility: * Water * Garbage and recycling * Any fines or fees incurred from HOA violations General Policies Smoking: Absolutely no smoking or vaping permitted on the premises, including indoors, garages, decks, and outdoor areas. Pets: No pets allowed (unless otherwise stated in a separate pet agreement or addendum). HOA Compliance: Tenant agrees to read and follow all HOA Covenants, Conditions, and Restrictions (CC&Rs). Violation of HOA rules may result in fines, which will be the responsibility of the tenant. Maintenance & Repairs: *Tenant is responsible for minor upkeep (e.g., air filters, lawn watering if sprinkler malfunctions, etc.). *Landlord handles major repairs and structural maintenance unless damage is due to tenant negligence. Insurance Requirement: Tenant is required to maintain renters insurance for personal belongings and liability coverage. Occupancy Limits: Only listed occupants on the lease may reside in the property. Guests staying over 14 consecutive days must be approved by the landlord. Inspection Rights: Landlord may enter the property with 48 hours' notice for inspections, repairs, or maintenance, in compliance with Washington State law.
