    Lease Terms & Occupancy 1. Occupancy & Use Maximum Occupancy: Strictly limited to 6 persons. Over-occupancy is grounds for immediate eviction without refund. Prohibited Use: No parties, gatherings, or commercial activities are allowed. No fraternities, school, or non-family groups without prior owner approval. Quiet Hours: 10:00 PM to 7:00 AM. Subletting: Assignment or subletting of this agreement is strictly prohibited. 2. Payments & Security Deposit Payment Schedule: An initial payment is due at the time of booking. The remaining balance must be paid in full prior to arrival. Security Deposit: A damage deposit is required. A credit card hold will be authorized prior to arrival and released within 14 days of departure, pending an inspection for damages, missing items, or excess cleaning. Cancellations: Processing fees and administrative fees are non-refundable. Trip Insurance is highly recommended, as refunds will not be provided for weather-related events, hurricanes, or mandatory evacuations. 3. House Rules & Maintenance Smoking: Strictly prohibited inside the home. Smoking/vaping is only permitted in the driveway near the mailbox. Shoes: Please remove dirty shoes before entering the house. Trash & Recycling: Pickup is every Monday and Thursday morning. Bins must be placed curbside on Sunday and Wednesday nights and returned to the side of the house the following evening. Septic & Water: The home uses a high-quality reverse osmosis system and is on a septic tank. Do not flush wipes (even "flushable"), feminine products, or food scraps. Parking: No parking on the grass at any time. 4. Pets Approval: Up to 2 pets are allowed with prior approval. Fees: A pet fee of $250 per pet, per stay (or $30/night, whichever is less) applies. Conduct: Pets must be leashed outdoors and crated when left unattended inside. Pets are not allowed on furniture or in the pool. All pet waste must be removed from the property before checkout. 5. Pool & Amenities Pool Heat: Optional heating is available for $30 per night (recommended October through April). The heater is set to 85 F; tampering with the unit or temperature is prohibited. Safety: No glass or breakable dinnerware is allowed near the pool. Please use the provided plastic dishes. Inventory: All decor and furnishings are inventoried. Damage to or removal of property (including wall art) will result in charges against the security deposit. 6. Liability & Indemnification Assumption of Risk: Guest assumes all risk for use of the property and recreational amenities (pool, BBQ, etc.). Guest agrees to indemnify and hold Owner harmless from any claims for injury or property damage. Maintenance/Equipment: No refunds will be given for malfunctioning appliances, Wi-Fi, or pools. Owner will make every reasonable effort to effect repairs promptly. Estate Safety: (If applicable) Guests must not feed, pet, or approach horses or resident cats. Maintain a safe distance from all ranch fencing. 7. Arrival & Departure Check-In: 4:00 PM 8:00 PM. Check-Out: 10:00 AM. Fees: Early check-in or late check-out may be available for $20/hour with prior approval. Unauthorized overstaying will result in a fee of up to 2x the nightly rate. By signing the lease or confirming the booking, the Guest acknowledges they have read and agree to all terms and safety warnings provided.
