Lease terms

12 month lease. Available for immediate move in. Renter is responsible for all utilities including electric, water, sewer, trash and gas, and must place service in their own name prior to taking possession. Owner pays no utilities. First month's rent and security deposit due at signing. Screening fee of $75 per adult applicant, non-refundable. All occupants 18 and older must apply separately. Qualification: gross household income of 3x monthly rent, verifiable rental and employment history, no evictions. Combined income of all adult applicants may be used. Pets considered with owner approval. [Pet deposit and pet rent amounts.] Assistance and service animals are not pets and are not subject to pet fees. No smoking inside or outside the property. Parking is in the attached 2 car garage and driveway. No commercial vehicles. RV or trailer parking behind the side gate with owner approval. Renter is responsible for routine landscaping and yard maintenance, replacing air filters and light bulbs, and keeping utilities active for the full term. Owner handles HVAC, plumbing, electrical and appliance repairs. Equal housing opportunity. All applicants are screened using the same criteria.
