ROOM RENTAL LEASE AGREEMENT (SHARED HOUSING) This Lease Agreement is made between Felix A. Texidor (Landlord) and __________________________ (Tenant). 1. PROPERTY The Landlord hereby rents to Tenant a private bedroom located at: 4930 4th St S, St. Petersburg, FL 33705 Tenant will have shared access to common areas including kitchen, living room, and bathroom (shared with one other occupant). 2. TERM Lease term shall be 6 months, beginning on ____________, 2026. Either party may terminate with 30 days written notice. 3. RENT Monthly Rent: $900 Due Date: 1st of each month Late Fee: $50 after 5 days 4. SECURITY DEPOSIT Deposit: $500 Due prior to move-in Refundable subject to damages, cleaning, or lease violations 5. UTILITIES Utilities included: electricity, water, internet, and trash. Excessive usage may result in additional charges. 6. OCCUPANCY This rental is strictly for ONE (1) person only. No additional occupants are permitted. 7. HOUSE RULES Tenant agrees to: Maintain cleanliness in all shared areas Clean up after using kitchen and bathroom Respect roommates and maintain a peaceful environment 8. GUEST POLICY Overnight guests limited to 2 consecutive nights No long-term guests without written approval Tenant responsible for guest behavior 9. SMOKING / DRUGS No smoking inside the property No illegal drug use Violation may result in immediate termination 10. PETS Small pets are allowed with prior written approval from Landlord. Additional pet deposit or fees may apply at Landlord's discretion. 11. NO SUBLEASING Tenant may not sublease, assign, or rent the room (including Airbnb or short-term rentals). 12. ALTERATIONS No structural or cosmetic changes allowed without written approval. 13. COMPLIANCE Tenant must comply with all applicable laws and ordinances. 14. DEFAULT Failure to pay rent, violation of rules, or illegal activity may result in lease termination and eviction per Florida law. 15. LIABILITY Landlord is not responsible for injuries, damages, or loss of personal property. 16. MOVE-OUT CONDITION Tenant must return room: Clean Undamaged Same condition as move-in Cleaning or damages will be deducted from deposit. 17.
