Landlord provides trash service and routine pest control. Off-street parking is provided. Small dogs under 20 pounds may be considered with owner approval and a non-refundable pet deposit of $500. No other pets without prior written approval. At lease signing, the tenant shall pay the first month's rent and a security deposit equivalent to one month's rent. All occupants 18 years of age or older must complete Zillow's online rental application. Tenant screening will include a credit check, background check, eviction history verification, and income verification. Tenant shall obtain and maintain renters insurance throughout the lease term with a minimum of $100,000 in personal liability coverage and provide proof of coverage prior to occupancy. The policy shall remain in effect for the duration of the lease.
