Lease terms

Tenant pays all utilities and must obtain a renter's insurance policy naming Owner as additionally insured. Tenant shall hold Landlord /Owner harmless for any injury that comes to Tenant and/or Tenant's guests as a result of the Tenant's occupancy at the Property. Tenant must know how to swim, be aware that the riverbed can be constantly changing and be unsafe. Tenant must also avoid entering the Washougal River during times of rain as the Washougal River can be moving rapidly with large tree trunks and other large materials moving quickly down the river. The water levels have not gone over the sea wall since the Landlord has owned the Property, but they could and using extreme caution is of utmost importance. No prior evictions on record, no bankruptcies from the prior 5 years. 700+ credit score required. Must have a good history of paying bills on time at a rate of 85% or higher. Pet rent of $75 per month per pet applies. Lease rates depend on the term of the lease: $3,500 per month for 7 months, $3,450 per month for 10 months, $3,350 per month for 21 months.
