2. PROPERTY: Landlord agrees to rent to Tenant the residential property located at: 492 Mitchell Ave, Hagerstown, MD 21740 3. TERM: The lease will begin on June 14, 2026 Upon expiration, this lease will automatically convert to a month-to-month tenancy unless either party provides 60 days' written notice to terminate. 4. RENT: Amount: Tenant agrees to pay a monthly rent of $2,700. Due Date: Rent is due on the 1st day of each month. (Note: You may want to prorate the remaining days of June 2026 when they move in). Payment Method: Payments shall be made via Direct Deposit, Check, or Zelle. Late Fees: Rent received after the 5th day of the month is subject to a late fee. In accordance with Maryland law, this fee will not exceed 5% of the monthly rent ($135). 5. SECURITY DEPOSIT: Tenant will deposit the sum of $2,700 (equal to one month's rent) as a security deposit. Landlord will hold this deposit in an interest-bearing escrow account as required by Maryland law. Within 45 days of lease termination and vacancy, Landlord will return the deposit plus any legally required interest, minus any deductions for unpaid rent or damages beyond normal wear and tear, along with an itemized statement. 6. UTILITIES: Tenant agrees to pay for all utilities, recycling, and services associated with the property. Landlord is responsible for none. 7. MAINTENANCE & ALTERATIONS: Tenant will keep the property clean, sanitary, and in good condition. Tenant will promptly notify Landlord of any required repairs or maintenance. Tenant shall make no alterations, painting, or structural changes to the property without prior written consent from Landlord. 8. OCCUPANCY & SUBLETTING: The property shall be used solely as a private residence for the authorized tenants named above. Subletting or assigning this lease is strictly prohibited without Landlord's prior written consent. 9. PETS: Pets are allowed on the property subject to a separately signed Pet Addendum. Tenant agrees to pay an additional pet rent of $60 per month, per pet, increasing the total monthly rent accordingly for any authorized pets. 10. LANDLORD'S ACCESS: Landlord may enter the premises for inspections, repairs, or showing the property, provided they give Tenant at least 24 hours' notice, except in cases of emergency. 11. GOVERNING LAW: This lease shall be governed by and construed in accordance with the laws of the State of Maryland and Washington County.
