Tenant must Acquire and send landlord proof of insurance that includes $300,000 liability coverage with Greenleaf Holdings LLC,104 East Park Drive suite 300 Brentwood Tn 37027 as additionally insured. This must be provided before the tenant moves in. It has to be renewed annual and proof provided to the landlord via certificate of insurance. Tenant must cut grass and maintain Landscape Renters pay for all applicable utilities including: water, gas, electric, sewer, cable, internet, None smoking Trash pickup- if not provided at no charge by the city the tenant is responsible Tenant must spray for Bugs every 3 months Tenant must change HVAC filters every 2 months During the final thirty (30) days of the Lease Term, or at any time after Tenant has given written notice of intent to vacate, Landlord and Landlord's agents shall have the right to enter the Premises at reasonable times, upon no less than twenty-four (24) hours' notice, for the purposes of marketing, advertising, photographing, videotaping, conducting virtual tours, installing signage, and showing the Premises to prospective tenants, purchasers, lenders, inspectors, or contractors. Tenant shall not unreasonably withhold, condition, or delay access to the Premises for such purposes. While Landlord will make reasonable efforts to coordinate access, Tenant's availability, preferences, or conditions shall not unreasonably restrict Landlord's ability to market or show the Premises. Landlord may install and utilize a lockbox on the Premises during this period to facilitate showings. Tenant agrees to maintain the Premises in reasonably clean and showable condition and to secure any pets as required for access. Tenant further consents to the use of photographs, video recordings, and virtual tours of the Premises for marketing and advertising purposes, including online listings, provided Landlord does not intentionally identify Tenant's personal property by name or disclose Tenant's personal information. Failure by Tenant to provide reasonable access as required herein shall constitute a material breach of this Lease.
