THE VALENCIA Monthly Rental Terms Property Address: 4917 E. Indian School Road, Unit 7 Phoenix, AZ 85018 RENTAL RATE Monthly Rent: $2,700 per month Minimum Stay: 30 Nights Lease Terms Available: 30-90+ Days Month-to-month extensions may be available based upon property availability and mutual agreement. OCCUPANCY Maximum Occupancy: 5 Guests Only approved occupants listed on the lease agreement may reside at the property during the rental term. MOVE-IN COSTS Monthly Rent: $2,700 Security Deposit: $2,700 Cleaning Fee: $190 (Non-Refundable) All move-in funds must be paid in full prior to occupancy. UTILITIES & SERVICES INCLUDED The following utilities and services are included in the monthly rent: High-Speed Wi-Fi Water Sewer Trash Service Community Pool Access Covered Parking Space #7 Routine Property Maintenance Electricity is included up to $150 per month. Excessive usage above this amount may be billed to the tenant. No parties, events, or large gatherings. No pets permitted. Quiet hours are from 10:00 PM to 8:00 AM. Tenant agrees to comply with all community and HOA regulations. Property may not be subleased or assigned without written approval. MAINTENANCE Tenant agrees to promptly report maintenance concerns or repairs needed during the lease term. Damage resulting from negligence, misuse, unauthorized occupants, or lease violations shall be the responsibility of the tenant. SECURITY DEPOSIT The security deposit may be used for: Property damage beyond normal wear and tear Missing items Excessive cleaning Unauthorized occupancy Lease violations Any remaining deposit balance will be returned following move-out inspection in accordance with Arizona law. MOVE-OUT REQUIREMENTS At the conclusion of the lease term, tenants are expected to: Remove all personal belongings Dispose of trash Leave the property in reasonably clean condition Return all keys, remotes, parking passes, and access devices Report any damage that occurred during occupancy EARLY TERMINATION Thirty (30) days written notice is required for lease termination or non-renewal. Any early termination requests must be approved in writing and may be subject to additional charges outlined within the lease agreement.
