LEASE TERMS Monthly Rent: $1,450 Lease Term: 12 Months Security Deposit: $1,450 Application Fee: $50 per adult (non-refundable) Available: Move-in Ready RENTAL QUALIFICATIONS Household gross monthly income must be at least $4,350 (3x the monthly rent). All applicants 18 years of age or older must complete a rental application and pass a background screening. Credit, criminal background, rental history, and eviction history will be reviewed. No prior evictions within the past 7 years. Employment and income verification are required. Government-issued photo ID is required. TENANT RESPONSIBILITIES Tenant is responsible for all utilities. Tenant is responsible for lawn care and routine yard maintenance. Renter's insurance is required prior to move-in. No smoking or vaping inside the home. Pets may be considered on a case-by-case basis with landlord approval. Additional pet fees and/or deposits may apply. RENT PAYMENT POLICY Rent is due on the 1st of each month. A 10% late fee will be assessed if rent is not received by the end of the 3rd day of the month. An additional $10 per day will be charged until the full balance is paid.
