We look more at history and at honesty and transparency. We require all applicants to supply us with credit and background check reports no more than 60 days old prior to applying. Verification of employment / income. Past rental / housing references / history. All of our apartments, buildings and grounds are NON Smoking or vaping. We have a NO Pets policy. (Cats or Dogs). Some units have subsidized heat and hot water, resident pays and for electric and internet. Heat, hot water, trash & recycling included. In subsidized units only, Management pays balance of utility costs for residents. There is a $45.00 per month private parking lot fee. Minimum one year lease requirement. Those willing to sign a two year lease will receive stabilized for the following year.

We are posting this now for many times we receive inquiries from people looking for places several months out. Additionally, the posted photos may or may not show the exact unit becoming available. All unit photos are of similar units they may just be appointed and painted differently. Additionally, this unit is currently undergoing a major remodel / update, including a complete new bathroom, kitchen, custom paint throughout and more. Our apartments are located on Onondaga Hill in the town of Onondaga yet still a short drive to downtown if you work down there. 6-10 minutes. 10-12 min to S.U. and the hospital district. Please note: The photo array shows photos of both our one bedroom units and our two bedroom units. While looking at the photos click on the icon and it will tell you which you are looking at. 4 Minutes to Upstate at Community and Van Duyn facility. Many things nearby within walking distance, 2 banks, Grocery, Sandwich & Pizza shop, Post office, Library, and more, OCC is within walking distance. There is private off street parking for residents. There is a large back yard for your use in summer. We maintain all the lawns, plow lot in winter and shovel walks. All of our buildings, apartments, and grounds are NON SMOKING. Also, we are sorry but this building is a no pets building for cats and dogs. We do not turn applicants away for lower credit, but we do run credit and background on all applicants. You are required to supply them to us upon application submission. One year lease required. If you sign a two year lease we will do reduced rent increase for the next years time frame.
