General Terms Lease Duration: 1 Year minimum (Option for renewal).Monthly Rent: $2,100. Security Deposit: $2,100 (Due at lease signing).Move-In Costs: First month's rent + Security deposit. Tenant Responsibilities: All utilities (Electric, Water, Sewer, Trash, Gas if applicable) and regular air filter replacement. Landlord Responsibilities: HOA dues and primary structural maintenance. Special Addendums & Rules Backyard Landscaping Clause: Tenant acknowledges that the backyard currently requires renovation. Landlord will complete a full professional landscaping overhaul within 60 days of the lease start date. Landlord and contracted crews retain explicit right-of-way access to the backyard during daylight hours to complete this work. Flooring Care: Property features brand new carpet. Professional carpet cleaning is required upon move-out at the tenant's expense, or deducted from the security deposit. Smoking Policy: Strictly non-smoking property. No smoking or vaping permitted inside the home or garage.
