Utilities Tenant(s) are responsible for the payment of all utilities associated with the property, including but not limited to electricity, gas, water, sewer, trash service, internet, cable, and any other utility services. 3. Lawn Care and Snow Removal Tenant(s) are responsible for maintaining the lawn and landscaping, including mowing, trimming, watering (if necessary), and general upkeep. Tenant(s) are also responsible for removing snow and ice from driveways, sidewalks, walkways, and entryways in a timely manner. 4. Property Maintenance Tenant(s) agree to keep the premises clean, sanitary, and in good condition at all times. Tenant(s) shall promptly notify the Landlord of any maintenance issues, repairs needed, or damage to the property to prevent further deterioration. 5. Plumbing and Water Damage Only toilet paper may be flushed down toilets. Flushing wipes (including "flushable" wipes), paper towels, feminine hygiene products, diapers, grease, food, or any other foreign objects is prohibited. Tenant(s) shall be responsible for the cost of repairs resulting from plumbing blockages, backups, or water damage caused by negligence, misuse, or the improper disposal of prohibited materials. 6. Furnace Filters and Smoke Detectors Tenant(s) are responsible for replacing furnace filters every 90 days, or more frequently if needed, and for replacing smoke detector batteries as necessary. Tenant(s) shall not disable or remove smoke or carbon monoxide detectors. 7. Alterations and Repairs Tenant(s) shall not paint, remodel, install fixtures, replace locks, or make any alterations or repairs to the property without the Landlord's prior written consent. 8. Pets No pets of any kind are permitted on the property without the Landlord's prior written approval. Unauthorized pets constitute a violation of this Rental Agreement and may result in additional fees, damages, or termination of the tenancy. 9. Smoking Smoking, vaping, or the use of tobacco, marijuana, or similar products is strictly prohibited inside the house, garage, basement, or any enclosed structure on the property. Tenant(s) are responsible for all cleaning, deodorizing, and repair costs resulting from smoking inside the property. 10. Cleanliness Tenant(s) shall keep the property in a clean, safe, and sanitary condition. Trash shall be properly disposed of on a regular basis and not allowed to accumulate on the property. 11. Quiet Enjoyment Tenant(s) shall conduct themselves in a manner that does not disturb neighbors or violate local noise ordinances. Excessive noise, disruptive behavior, or illegal activity is prohibited. 12. Occupancy Only the individuals listed on this Rental Agreement may occupy the property unless prior written permission is obtained from the Landlord. 13. Damage to Property Tenant(s) shall be responsible for any damage caused by themselves, their family members, guests, or invitees beyond normal wear and tear. Repair costs may be deducted from the security deposit or billed directly to the Tenant(s). 14. Compliance with Laws Tenant(s) agree to comply with all federal, state, and local laws, ordinances, and homeowners' association rules (if applicable). 15. Move-Out Requirements Upon termination of the tenancy, Tenant(s) shall: Remove all personal belongings. Leave the property in a clean condition. Return all keys, garage door openers, and access devices. Be responsible for cleaning charges or repair costs beyond normal wear and tear, which may be deducted from the security deposit.
