Lease terms

Lease Term: 12-month lease required. Monthly Rent: $2,050 per month. Security Deposit: Equal to one month's rent (subject to application qualifications). Application Fee: Required for each applicant 18 years of age or older. Utilities: Tenant is responsible for electricity, water/sewer, and trash service. Internet & Cable: Spectrum Internet and cable service are included through the HOA. Lawn Care: Tenant is responsible for routine lawn maintenance unless otherwise agreed in writing. HOA Compliance: Tenant must comply with all HOA rules and regulations throughout the lease term. Renters Insurance: Required prior to move-in and must be maintained throughout the lease. Minimum liability coverage of $400,000 is required. Pets: Pets considered on a case-by-case basis with owner approval. Pet fees and/or pet rent may apply. Smoking: No smoking or vaping permitted inside the home. Occupancy: All occupants 18 years of age or older must complete the application process and be approved prior to occupancy. Move-In Requirements: First month's rent and security deposit are due prior to receiving keys. Late Fee: Rent is due on the 1st of each month. A late fee of $75 will be assessed if rent is not received by the end of the applicable grace period allowed by North Carolina law.
