Lease terms

Rental Qualifications Minimum Credit Score: 640 or higher. Income Requirement: Gross household income must be at least 2.5 times the monthly rent. Employment Verification: Proof of current employment and income is required. Background Check: Criminal background check required. No violent felony convictions or offenses that may pose a risk to the property or community. Eviction History: No prior evictions. Bankruptcy/Foreclosure: No recent bankruptcies or foreclosures (may be considered on a case-by-case basis). Rental History: Preferred applicants have positive rental history. First-time renters may be considered. Application Required: Every occupant 18 years of age or older must complete an application and pass screening. Occupancy: Maximum occupancy must comply with local and state guidelines. Pets: No dogs or cats permitted. Smoking: No smoking, vaping, or use of tobacco products inside the home. Lease Term: Minimum 12-month lease. An 18-month lease is preferred. Security Deposit: One month's rent. First Month's Rent: Due prior to move-in. Application Fee: Standard screening fee applies for each adult applicant. Renter's Insurance: Required before move-in and must remain active throughout the lease. Utilities: Tenant is responsible for all utilities unless otherwise stated. Lawn Maintenance: Tenant is responsible for lawn maintenance. If the landlord performs lawn service, a fee of $25-$30 per visit will be charged. Pest Control: Landlord will provide routine pest control service. HVAC Filters: Tenant is responsible for replacing HVAC air filters on a regular basis. Appliances Included: Washer Dryer Refrigerator Stove/Range Microwave Property Care: Tenant is responsible for maintaining the property in clean condition and promptly reporting maintenance issues. Painting: No painting, wallpaper, or permanent alterations without written approval from the landlord. Decorating: Mounting TVs, shelving, or large wall fixtures requires prior landlord approval. Small picture hanging is permitted using standard picture hooks or nails.
