      Terms at 486 Pegg Rd SW

      Rent is due on the 1st of each month. $100 late fee added if not paid on the first of the month. Tenant is responsible for paying all utilities. The security/cleaning deposit on this dwelling is $2000, which is refundable if Tenant(s) leave the dwelling reasonably clean and undamaged. Tenant will give 30 days notice in writing before moving and will be responsible for paying rent through the end of the year lease or until another tenant approved by the Owner has moved in, whichever comes first. Only the persons and pets included on the lease are to live in said dwelling. Without Owners' prior written permission, no other persons or pets may live at or stay temporarily at said residence. Dwelling may not be used for business purposes. Tenants agree to the following: 1) Accept the dwelling "as is" having already inspected it. 2) to keep yards and garbage areas clean. 3) to not disturb other people's peace & quiet by making loud noises, disturbances or playing loud music 4) not to paint or make structural changes to the dwelling at any time. 5) to allow Owner to inspect the dwelling, work on it, or show it to prospective tenants at any and all reasonable times. 6) to pay for repairs of all damage, they or their guests have caused. 7) to pay for any windows broken while they live there. 8) to not use any furniture or items stored in basement. Violation of any part of this Agreement or nonpayment of rent when due shall be cause for eviction under applicable code sections. Reasonable legal service fees shall not be recovered by prevailing party.
