Parties or noisy meetings are not allowed under any circumstances. Smoking in the unit is prohibited. If smoking or parties occur, a $500 penalty will be applied, plus additional costs if remediation is required. Check-in is after 3:00 PM and check-out is by 11:00 AM. The original credit card used to make the reservation should be shown upon arrival. If it is not possible, the full amount will be charged to a new card under the name of the main guest who made the reservation. Guests must sign the building rules and take a picture of themselves at check-in. Violations of building rules may result in fines. Trash rooms are located next to units ending in 01. Garbage bags should be tossed into the trash chute and no bags should be left on the floor. Boxes must be taken to the ground level. No noise should be heard between 11:00 PM and 7:00 AM. Noise must not cause a nuisance at any time. Shirts and/or cover-ups are required in all common areas, and footwear is required in common areas. Under no circumstance should any item be thrown off the balcony, and no items should be hung on balcony railings. Maximum occupancy for a two-bedroom unit is 5 persons. Minimum age requirement is 23 years to reserve. Guests must select a damage coverage option prior to check-in: a $1,000 refundable security deposit or a non-refundable $60 damage waiver fee. A $100 fee will be charged for each lost guest or parking magnetic card, and a $250 fee for coded keys plus FOB. Guests acknowledge pets have been present in the unit. Service animals will be handled in compliance with applicable law and OTA policies. Reservations obtained under false pretenses will result in forfeiture of all payments/deposits. Subletting or leasing to another person is illegal. Rates are subject to change without notice, but not after full payment has been made. Guests are expected to leave the apartment in decent condition. Trash must be disposed of by guests. If returned extremely unclean, an extra cleaning fee of $150 to $500 will be charged. Toilets clog if improper materials are flushed; if caused by misuse, damages up to $150 may be charged. Functioning of A/C, TV, Wi-Fi, and appliances is not guaranteed. Repairs will be made as soon as possible, but no refund shall be given for malfunctioning, lack of signal/content, internet disruption, lack of A/C, or appliance issues. The landlord is not responsible if the Condominium cannot provide a towel, or if the pool/amenities are closed for maintenance, renovation, or other purposes. The tenant understands the pool/hot tub is strictly an amenity and not guaranteed. Any interruption, non-availability, or special regulations enacted by the Master Association will not violate any terms of the agreement. Guests can receive parcels or envelopes during their stay. Guest exonerates Landlord from loss/damage to parcels/envelopes. Any package not claimed after departure will be returned to the sender. Any exceptions to policies must be approved in writing in advance. Tenants and Tenants' guests indemnify and hold harmless Landlord and M.V.R. against all claims of personal injury, property damage, loss, theft, or vandalism arising from use of the premises regardless of the nature of accident/injury/loss. Tenant recognizes that any insurance the Landlord maintains does not cover Tenants' personal property and Tenants should purchase their own insurance if desired. M.V.R. reserves the right to prosecute authors of damages or losses to the condo or building. If Landlord or M.V.R. is the prevailing party in any dispute, Landlord/M.V.R. shall be entitled to recover reasonable attorneys' fees and costs incurred. If a guest wrongfully files a chargeback, guest agrees to pay all expenses and costs incurred by M.V.R. to recover funds and additional liquidated damages of $2,500.00 due to harm caused.

Due to regulations, studios and 1-bedrooms receive 2 adult amenity passes, and 2-bedrooms receive 4. Minors do not need a pass but must be accompanied at all times and may only access the pool.
Late Check-In: A $40 fee applies for check-ins before 11 AM or after 9 PM. (Cash only upon arrival.)
