Valet parking is available at the building with hourly rates and no in/out privileges. Private nearby parking is available for $35/day (cash only) with limited availability. For stays shorter than 30 days, you can pay directly to Regular Valet Parking at the lobby entrance or pay upon arrival for self-parking less than 200 yards away at a lower cost, though spaces are limited and reservations are encouraged. If you opt for self-parking, you agree to release, waive, discharge, and covenant not to sue the parking provider on account of injury to your property, whether caused by negligence or otherwise, and agree to indemnify and save and hold harmless the parking owner or manager from any loss, liability, theft, damage or cost that you may incur due to parking your vehicle on the premises. The parking lot is not locked, secured or guarded and will be monitored only sporadically. A non-refundable $150 pet fee per pet applies for well-behaved dogs and cats up to 75 pounds, with a maximum of one pet per unit. Service animals will be handled in compliance with applicable law and platform policies.

The building pool is only open on Saturdays and Sundays, with no access MondayFriday, including holidays. Pool hours and availability are managed by the building. The building is undergoing facade repairs throughout the year, which may result in blocked views from the unit, with cellophane/protective covering potentially placed on windows, significantly limiting visibility and natural views. Construction workers may be visible on the exterior during daytime hours, and noise may occur between 8:00 AM and 6:00 PM. Balconies are closed and cannot be used, and balcony furniture is not permitted during this period. The building may issue fines of up to $3,000 if furniture is placed on balconies. This unit is being offered at a discounted rate to reflect these temporary conditions. Parties or noisy meetings are not allowed under any circumstances. Please refrain from dyeing your hair while in the condo to avoid accidents and permanent staining. Take out the trash before you leave. Check-in is after 3:00 PM and check-out is by 11:00 AM. Smoking in the unit is prohibited, and parties are prohibited. If smoking or parties occur, a $500 penalty will be applied, plus additional costs if remediation is required. Functioning of A/C, TV, Wi-Fi, and appliances is not guaranteed. Repairs will be made as soon as possible, but no refund shall be given for malfunctioning, lack of signal/content, internet disruption, lack of A/C, or appliance issues.
All guests must choose either a refundable $1,000 security deposit or a $60 non-refundable damage waiver (covers accidental damages up to $500). Exclusions apply. Guests must complete a brief pre check-in verification via the Guest App. Fobs are required for elevators and for access to the pool and other areas. There is a $100 fee for each lost guest or parking magnetic card, and a $250 fee for coded keys plus FOB. Amenities cards are not room keys and have a cost to replace. Guests are responsible for any fines from the Grievance Committee, which can be $100 or higher. Guests are expected to leave the apartment in decent condition. Trash must be disposed of by guests (trash chute on every floor next to apartment xx01). If returned extremely unclean, an extra cleaning fee of $150 to $500 will be charged. Toilets clog if improper materials are flushed; if caused by misuse, damages up to $150 may be charged.

Exterior work will begin on July 1st, and some noise may be expected between 8:00 AM and 5:30 PM.
Due to regulations, studios and 1-bedrooms receive 2 adult amenity passes, and 2-bedrooms receive 4. Minors do not need a pass but must be accompanied at all times and may only access the pool.
Late Check-In: A $40 fee applies for check-ins before 11 AM or after 9 PM. (Cash only upon arrival.)
Parking: Not included. On-site valet is available for $50/day, or you can reserve nearby parking with us for $35/day.
