Tenant must promptly report maintenance or repair issues No unauthorized alterations, painting, installations, or remodeling without written approval Parking Parking permitted only in designated areas No inoperable vehicles, vehicle repairs, or long-term storage of vehicles on the property Smoking Policy No smoking of any kind inside the property Smoking restrictions for outdoor areas may apply in compliance with California and local regulations Pet Policy Pets may be considered on a case-by-case basis Additional deposit or pet rent may apply Tenants are responsible for pet-related damages, noise, and waste cleanup Additional House Rules No illegal activity permitted on the premises Subleasing or short-term rentals (including Airbnb-type rentals) are prohibited Guests staying beyond allowable timeframes may require written approval Tenant must comply with all applicable California laws, HOA rules (if applicable), and local ordinances Proper trash disposal and recycling compliance required per local regulations Waterbeds, trampolines, and hazardous materials prohibited Maintenance Responsibilities Tenant responsibilities may include: Replacing light bulbs and smoke detector batteries where applicable Keeping drains clear from misuse Maintaining units outdoor areas clean preventing mold/mildew through proper ventilation and cleanliness
