Lease Terms & Important Rental Information This is a well-maintained, fully renovated upper unit offering comfortable living with plenty of space, storage, and parking. Lease Term: - 12-month lease preferred. - Security deposit and first month's rent are due according to the lease terms prior to move-in. - Applicants must complete a rental application and screening process. - Rent is due monthly on the date specified in the lease. Utilities: - Tenant is responsible for their own utilities unless otherwise specified in the lease. - Tenant is responsible for electricity and gas. - Water/sewer and other utilities will be handled according to the terms of the lease. Laundry: - Tenant will have access to the washer and dryer located in the property. - Laundry access is included as part of the rental arrangement. Parking: - Tenant will have access to one garage parking space. - One additional vehicle may park in the driveway. - Additional vehicles must comply with the parking rules established in the lease. - No parking on the lawn or in areas that block access to the garage or driveway. Storage: - Tenant will have access to approximately half of the basement for personal storage. - The remaining basement area will be reserved for the other unit/owner use. - Storage areas must be kept clean and organized, and no hazardous or prohibited materials may be stored. Pets: - Pets may be considered on a case-by-case basis. - Prior approval is required before bringing any pet onto the property. - Additional pet rent and/or a pet deposit may apply depending on the pet and the terms of the lease. - Assistance animals will be handled in accordance with applicable law. Smoking: - No smoking is permitted inside the property. - This includes cigarettes, cigars, vaping, marijuana, or any other smoking products. - Smoking must comply with all applicable laws and property rules. Yard/Outdoor Area: - The property includes a large, fenced outdoor patio/yard area. - Tenants are expected to keep the outdoor area clean and free of trash and personal items. - Any use of the yard must comply with the lease terms and local regulations. Property Condition: - The upper unit has been completely renovated and is offered in clean, move-in-ready condition. - Tenant is expected to maintain the property in good condition and promptly report any maintenance issues. Important: All lease terms, fees, utility responsibilities, pet policies, parking rules, and other requirements will be clearly stated in the rental agreement before signing.
