Lease terms

* 12-month minimum lease required * Monthly rent: $2,200 due on the 1st of each month * First month's rent and security deposit ($2,200) due at lease signing * Security deposit subject to credit/background approval * Late fee applies if rent is not received within 3 days of due date ($100 late fee plus $25/day thereafter until paid, if allowed by lease) * Renters insurance required prior to move-in and maintained throughout tenancy (minimum $100,000 liability coverage; owner listed as additional interest) Utilities & Maintenance * Tenant responsible for electric, water/sewer, internet/cable, and lawn care * Tenant responsible for routine upkeep and cleanliness of the unit * Owner responsible for major structural systems (roof, plumbing, electrical, HVAC as applicable) Pets * Pets allowed with approval * Pet rent: $35/month per pet * Optional pet fee may apply * Tenant responsible for any pet-related damage Property Use * No smoking or vaping inside the home * No subleasing or short-term rentals (Airbnb/VRBO/etc.) * Property to be used as a private single-family residence only * Occupancy limits apply per local code Screening Requirements * Minimum credit score: 650 (680+ preferred) * Income requirement: 3x monthly rent ($7,500+ household income) * Background check required * No prior evictions * Verifiable employment and rental history required Additional Terms * Tenant must maintain property in clean, sanitary condition * Any damage beyond normal wear and tear is tenant responsibility * Tenant agrees to comply with HOA/local ordinances if applicable
