To help ensure a great experience for everyone, applicants should: Have a household income of at least 3 times the monthly rent Have a positive rental history Complete a background and credit screening Carry renter's insurance throughout the lease term Tenant responsibilities include utilities and lawn maintenance. Additional Information: No smoking is permitted inside the home. Pets are welcome with a $500 non-refundable pet fee (subject to approval). Applications are reviewed based on the overall strength of the application and are not approved on a first-come, first-served basis. If multiple applications are received, the property owner will make the final selection. For qualification purposes, credit and civil court records should not show evictions, judgments, liens, bankruptcies, collection accounts, or a history of slow payments within the past 5 years.
