Utilities Included: Gardener Water: Tenant will be billed monthly for 1/2 of the water bill Maximum Occupants: 4 Persons Lease Term: 1 Year Lease Smoking Policy: Strictly Non-Smoking Property No Exceptions Renter's Insurance: Required for the entire lease term APPLICANT REQUIREMENTS: - Age 18 or older - Each adult must submit a separate application - Co-signers not accepted - Valid photo ID required - All forms of income must be verifiable EMPLOYMENT & SELF-EMPLOYMENT VERIFICATION - Employed: Provide current proof of employment (2 months' pay stubs) - Self-employed: Submit prior year's tax return + 3 months' personal bank statements RENTAL & CREDIT HISTORY - 5 years of rental/residency history will be verified - No evictions or poor references - Submit a full credit report (current within 60 days, all pages) OTHER REQUIREMENTS: - Renter's insurance certificate showing the property owner and manager as additional insured will be required prior to move-in. APPLICATION CHECKLIST: - Signed application for each adult 18 or older - Copy of a valid photo ID - Proof of income (as noted above) - Credit report (all pages)
