    Terms at 4819 Woodworth St #HOUSE

    Landlord leases to Tenant, and Tenant leases from Landlord, the residential house located at 4819 Woodworth Street, Dearborn, Michigan 48126. The leased property is referred to in this Agreement as the "Premises." The Premises includes the residential dwelling, fixtures, appurtenances, and any appliances, furnishings, or personal property supplied by Landlord for Tenant's use, if any. The Premises shall be used only as a private residence and for no other purposeTenant shall maintain the Premises in a clean, safe, sanitary, and orderly condition. Tenant shall be responsible for ordinary day-to-day upkeep of the Premises, including interior cleaning, proper garbage disposal, preventing drain clogs caused by Tenant, occupants, guests, or invitees, snow and ice removal, grass cutting, reasonable landscaping upkeep, replacing lost or damaged keys, and damage caused by Tenant, occupants, guests, or invitees. Tenant shall not commit waste or allow damage to the Premises. Tenant shall promptly notify Landlord in writing of any needed repairs, unsafe conditions, water leaks, plumbing issues, electrical issues, pest issues, structural concerns, or other conditions requiring Landlord's attention. Landlord shall be responsible for maintaining the Premises as required by applicable law, including habitability obligations and repairs that are Landlord's responsibility by law. Landlord shall keep the roof, outer walls, and structural portions of the Premises in reasonable repair, except to the extent damage is caused by Tenant, occupants, guests, or invitees. Tenant shall be responsible for the cost of utilities and services furnished to or used at the Premises, including gas, electric, heating and cooling utility costs, telephone, cable, internet, and any services separately ordered or used by Tenant. Water, sewer, trash, or other municipal charges shall be handled as follows. Responsible party: Tenant shall promptly transfer all utilities for which Tenant is responsible into Tenant's name, if applicable. Landlord shall not be liable for interruption or failure of any utility or service due to causes beyond Landlord's reasonable control.
