Lease terms

No security deposit is required. A one-time maintenance fee of $1,300 is due with the application. A one-year lease is required. Early termination does not release the tenant from rent owed, and legal fees may apply. Tenants are responsible for establishing and paying for utilities and internet or cable services. Tenants must provide all kitchen appliances. An older refrigerator is currently on the premises, but the landlord will not replace it if it stops working. Pet fees apply per animal, and no bundled pet rates are available. Monthly pet fees are $50 for a small dog, $125 for a medium dog, $250 for a large dog, and $125 for a cat. For two small dogs, the total monthly fee is $100; the same per-animal calculation applies to all other pet categories. Smoking is not permitted. Illegal drugs are strictly prohibited; a violation by a tenant or visitor may result in immediate lease termination. Tenants are responsible for disposing of household trash weekly at the nearest public trash collection site and for maintaining the property. The owner may periodically inspect the home with appropriate notice, except as otherwise permitted by applicable law. It is recommended that the Renters obtain renters insurance to protect your valuables. Rent payments are accepted by automatic bank withdrawal only. The Renters may pay the first month rent and maintenance fee with a cashier's check.
