Renter is responsible for all utilities: water, sewer, gas, electric, garbage, and technology services such as cable, internet, and phone. Lawn maintenance (mowing, trimming and edging) can be provided by renter on a bi-weekly basis or be included as a separate service fee. No smoking or pets are allowed. A holding deposit is required at application until background and credit check has been verified. Once complete, it will be applied to the first month's rent. A tenant deposit and last month's base rent will be required prior to move in. A cleaning fee will be applied at the time of move out. No modifications to the house or property are allowed without consent from the owner. Renter is responsible to make any repairs at their expense if any damages occur during the lease.
