Very safe and quiet neighborhood with fantastic next-door neighbors No smoking or pets Utilities: Gardner paid for by owner (weekly front/back) Owned Solar- annual true-up varies depending on how much energy you actually use. Historically it has been about $1000/year which will be the tenant's responsibility to balance with PG&E. Water softener/ whole house water filtration system in place. This requires filters to be replaced 1x/year which is about $200, each replacement cost to be split evenly between owner & tenant. Home currently has an alarm/security system (Vivint) with owned equipment. If desired, this service can be transferred to incoming tenants at our current cost (~ $50/month). Convenient to arm/disarm the alarm, lock/unlock front door, open/close garage, adjust thermostat, and see/talk through the doorbell camera all through the app. Also has live monitoring so you can quickly get emergency services if needed.
