Lease terms

Monthly rent: $1950 Owner pays garbage/recycling/yard waste fee and stormwater fee. Tenant is responsible for water, sewer, electricity, internet, and renter's insurance. Lease Term: 12-month lease Unit available: 08/04/2026 Community Expectations: Residents are expected to help maintain a clean, respectful, and quiet living environment. Application Requirements: All applicants are subject to application, credit, background, income, employment, and rental history verification. Zillow applications accepted. Maximum occupancy complies with applicable local and state housing regulations to help ensure a safe and comfortable living environment. Income & Credit Score Requirements: 620 credit score required, but negotiable. Income qualification is evaluated in accordance with applicable Washington State and local fair housing requirements. Employment Criteria: Twelve months current verifiable income required. Renter's Insurance: Proof of renter's insurance with a minimum of $100,000 in personal liability coverage is required prior to move-in and must be maintained throughout the lease term. Rental History: 3 years of positive verifiable contractual rental history from a current third party landlord or home ownership is required. Otherwise co-signer may be allowed as an exception if all other parts of the application meet requirements. 5 years of eviction free history is required. An eviction under reasonable circumstances (medical issues, circumstances beyond the applicants control ) where the applicant did not aggravate the situation and is making an effort to pay any balances due, will be considered with a cosigner. Rental history reflecting past due and unpaid rent will result in the denial of the application, unless an existing payment plan is being paid as agreed. Smoking: No smoking or vaping is permitted anywhere inside the home. Pet Policy: $40/mo per pet Security deposit: $1950
