Lease Terms & Rental Requirements A minimum 12-month lease is preferred. All applicants age 18 or older must complete a rental application and meet the published screening criteria, including credit, identity, income, rental-history, reference, and other lawful background screening. Move-in costs include the first month's rent, last month's rent, and a refundable security deposit equal to one month's rent. Legally required installment-payment options will be provided. Renter's insurance is required throughout the tenancy. The attached two-car garage is included in the monthly rent, with no additional parking fee. The tenant is responsible for all utilities, including electricity, gas, water, sewer, garbage, internet, and cable or other optional services. The tenant is also responsible for maintaining the landscaping and providing reasonable routine care of the home and outdoor areas. This includes keeping the property clean, replacing the refrigerator water filter and HVAC filter as needed, replacing light bulbs, keeping drains clear, preventing avoidable damage, and promptly reporting maintenance or repair concerns. The owner remains responsible for repairs and property obligations as required by the lease and applicable law. Smoking and vaping are prohibited anywhere inside the home, attached garage, or other enclosed areas of the property. The property is for residential use only. Subletting, short-term rentals, unauthorized occupants, and alterations are not permitted without the owner's prior written approval. Tenants must comply with all applicable laws and any community or HOA rules provided with the lease.
